Rental Criteria

1. A rental application must be completed for every occupant 18 years of age and older.

2. The application fee is non-refundable.

3. All applicants are required to present valid government issued ID.

4. The maximum occupancy is 2 persons per bedroom plus 1 additional person per home.

5. A credit report will be pulled for each applicant, and we require a minimum credit score of 600. Open bankruptcy will result in an automatic denial.

6. The combined household income must be a minimum of 3 times the monthly rent.

7. Employed applicants must provide 30 days' most recent paystubs. If paid monthly, applicants will be asked to provide 60 days' most recent paystubs. Bank statements may be requested for further verification.

8. Self-employed applicants must provide 2 years of tax returns and 3 months of bank statements.

9. Additional legal sources of income may be accepted. These include child support, disability, social security, etc.

10. Prior evictions may result in an automatic denial of the application. 

11. A criminal background check will be completed for each applicant. If criminal history is found, the type of crime, severity, the length of time that has passed since the crime, etc. will all be considered in making a decision.

12. No pets are allowed in any of our properties.
